What to Expect From Your Inspection

The accessible and visible components and systems we inspect during home inspections include, but are not limited to, the following:

• STRUCTURAL SYSTEMS: Foundations, framing, columns and piers;
• EXTERIOR SYSTEMS: Trim and flashings, eaves, soffits, facias and windows;
• INTERIOR SYSTEMS: Walls, ceilings, floors, steps, stairs, railings, doors, windows and check for signs of water intrusion and presence of suspected mold or microbial growth;
• ROOFING SYSTEMS: Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations;
• ELECTRICAL SYSTEMS: Service drop and entrance conductors, service equipment main disconnect, connected devices and fixtures, and check for the presence of knob and tube and/or aluminum wiring;
• PLUMBING SYSTEMS: Fixtures and faucets, functional flow, visible leaks, piping materials, interior drain and waste systems;
• HEATING AND AIR CONDITIONING SYSTEMS: Permanently installed heating and cooling equipment, chimneys, flues and vents, and ducts;
• INSULATION AND VENTILATION SYSTEMS: Ventilation of attics and foundation areas, installation and/or absence of insulation in unfinished areas;
• APPLIANCES: Dishwasher, range, cooktop, and permanently installed oven, microwave, garbage disposal, and trash compactor;
